432 Park Avenue

Soaring above the Manhattan skyline, 432 Park Condominiums underwent extensive renovations to maintain its legacy as a pinnacle of luxury condo living. Located at 57th Street and Park Avenue and rising to 1,396 ft, 432 Park Condominium is the sixth-tallest building in the U.S and formerly the tallest residential building in the Western hemisphere. The 85-story superstructure is distinguished by crisp, minimalist architecture and features 125 condominium units with high ceilings and a wide range of sizes. Amenities include 12-ft ceilings, golf training facilities, fitness center, private dining and screening rooms. Built in 2015, the Board of Managers of 432 Park Condominium retained SBI Consultants in 2021 to provide consulting, advisory and leadership services regarding the completed construction work and provide guidance to best actions to remedy and resolve identified issues. To address the challenges of this project, SBI drew on its extensive experience in examining and identifying mechanical and structural issues in buildings of similar scope and complexity. During Stage 1 of the project, SBI conducted visual observations of the existing systems and infrastructure with industry-leading design professionals to assess if the building was constructed in conformance with design drawings, applicable code requirements, and local prevailing standards. SBI also designed and implemented a comprehensive owner survey to explore issues concerning quality of materials, noise and systems performance. Based on these findings, SBI prepared a final report, developed an action plan, and assisted in negotiations with contractors. During Stage 2, SBI selected a construction manager, prepared an overall budget and timeline to perform the required remedies, and participated in meetings with project members. Throughout the remediation process, SBI managed the design professionals, contractors, and projected expenditures. SBI also assisted legal counsel with coordinating expert witnesses and reports, deposition strategies, and general litigation needs. As a result of SBI’s Advisory and Leadership services, 432 Park Avenue remains a classic Park Avenue residence that continues to elevate daily life.
