60 Charlton Street

60 Charlton Street (163 Varick Street) in Hudson Square, New York underwent a significant redevelopment and expansion that transformed the original 6-story industrial building into a 12-story premier boutique office and retail space. Preserving the 1925 building’s original structure and ground level brick façade, the new construction featured a glass box atop the existing structure, with 14-foot ceilings, new elevators, windows, stairs, and energy-efficient HVAC system.

In 2024, three years after the renovation was complete, owner APF Properties retained SBI Consultants to provide Technical and Advisory solutions to remedy the financial harm it had suffered as a result of professional negligence and breach of various design, engineering, and construction contractual obligations pertaining to the project’s selective demolition. SBI supported the client and its council in seeking remedy against the defendants as it related to contract requirements, schedule impacts, and resulting delays to the project construction.

In the first phase of the project, SBI conducted a preliminary assessment of the claim brought forth by AFP to guide the strategy for discovery and depositions as well as preparation for resolving the matter. SBI then performed a detailed analysis of the facts and prepared a report to be used in litigation proceedings, analyzed expert reports submitted by the defendants, and prepared for serving as a witness at a deposition or trial.

SBI drew on years of expertise and experience with assignments of similar caliber and complexity to determine how to best meet the project’s needs with contracting, planning and scheduling assessment, and related support. Throughout the project, SBI closely collaborated with the project team to develop an efficient framework for the resolution of the dispute and protect the owner’s interests.
