Brickell City Center

SBI Consultants was retained on behalf of Swire Properties to provide cost management services for the remediation of Brickell City Center, a 5.4 million square foot mixed-use complex that serves as the epicenter of the Brickell neighborhood in Miami. Spanning across nine lush acres on Brickell Island, Brickell City Center is comprised of two luxury residential towers, two mid-rise office buildings, and a hotel, all towering above a 500,000 square foot open-air retail center with four levels of diverse and dynamic shopping, dining and entertainment. An elevated trellis extends 150,000 square feet, connecting the project’s three city blocks and acting as an environmental management system throughout the native and adaptive tropical landscape.
Drawing on its expertise in complex remedial construction projects, SBI provided cost assessment and related services including budgeting, planning and efficient strategies for repairing Brickell City Center. The SBI team prepared an initial evaluation and assessment of the rectification work anticipated, a summary timeline highlighting major events; and a budget framework that included a rough-order-of-magnitude and separate budgets for hard and soft costs. SBI’s cost model anticipated the most efficient contracting approach and related contingencies. For this ambitious project, SBI provided updates of the cost model reflecting projected and actual hard and soft cost information as well as destructive test input and anticipated extent of corrective work. Utilizing the developed scope of work, SBI regularly reached out to the construction community to solicit and refine hard bid data; receive, analyze, tabulate, and recommend a bidder or an approach for performing the corrective work; and updated all reports as necessary for the upcoming court mandated deadlines. SBI also supported the legal team by participating in depositions and providing expert witness testimony. Brickell City Center is expected to conform to the highest construction standards and provides an exceptional world-class urban lifestyle within one of Florida’s largest mixed-used developments.
