Hudson Commons – 441 9th Avenue

Hudson Commons was originally an 8-story warehouse built in 1962 and later renovated as an office building in 1983. Located at 441 Ninth Avenue in the heart of New York City’s dynamic Hudson Yards neighborhood, the development team for the new Hudson Commons sought to adaptively reuse the existing podium building and add 17 stories to create a 21st century light-filled work environment that retains its authenticity and industrial heritage.

SBI Consultants furnished essential Leadership and Advisory solutions to Cove Property Group for the Class A property that offers 700,000 SF across 25-stories of flexible office spaces with highly efficient floor plates, floor-to-ceiling glass windows, abundant terraces and balconies, and amenities that include lounges, conference and event settings, a bike room, and ample landscaped outdoor spaces.

As Owner’s cost manager, SBI provided due diligence that included an initial review of the original cost estimate and a final assessment with recommendations, a detailed cost estimate analysis of the design documents, and recommendations regarding pricing, contract logistics and schedule. During the design and construction phases, SBI anticipated problems, collaborated with the project team and offered guidance to successfully manage the formidable challenges of this transformative project; the challenges involved ensuring the original building could support the new design modifications, bringing up a new concrete core from bedrock through the top of the building, adding reinforced concrete columns, and constructing an entire new 17-story structure above the original 8-story building.
