One World Trade Center

The tallest building in the Western Hemisphere is an epicenter for retail and commerce and a new national monument to inspiration, hope and new beginnings.

Soaring over the Lower Manhattan skyline, One World Trade Center is a multi-use colossal skyscraper that is ranked the tallest building in the Western Hemisphere. The LEED Gold engineering marvel is an epicenter for retail and commerce and a new celebrated national icon.

SBI Consultants was retained by The Durst Organization to provide life cycle cost estimating services for the 104-story skyscraper, which provides 3 million sq. ft. of world-class office space featuring spectacular views. Posing a myriad of architectural and engineering challenges, One World Trade Center incorporates the most advanced technologies and has set new standards for skyscraper design. The tower received LEED Gold certification, making it one of the most environmentally sustainable skyscrapers in the world.

For this landmark project, SBI provided independent cost benefit analysis on the various systems proposed by the developer meant to enhance efficiency and reduce overall operating costs. SBI conducted a thorough review of the available systems’ data and related documentation and employed its own innovative cost modeling techniques to calculate resultant savings for each of the implemented changes. The SBI team met with the developers and operating personnel, visited the site to better understand the risks, opportunities and required maintenance activities; SBI then factored the findings into an overall model incorporating useful life, labor efficiencies, and escalation. SBI then participated with the developer in its final negotiations with the Landlord.

As an independent assessor, SBI’s expert life cycle cost estimating services identified the most optimal solutions for the best long-term value, enabling Durst and the landlord to reach a mutually beneficial resolution.

Today, One World Trade Center stands as a triumph of inspiration, hope and new beginnings.
