Pace University

The modern and welcoming New York City campus reflects Pace University’s consistent growth and its central role in the dynamic transformation of the Lower Manhattan community.

Pace University sought to revitalize its New York City campus in Lower Manhattan with a Master Plan to modernize three historic buildings with open, state-of-the-art spaces that inspire learning, collaboration, and engagement with the surrounding community.

SBI Consultants was retained to provide cost estimation services for the renovation of One Pace Plaza, the University’s flagship academic building; 41 Park Row, the original home of The New York Times until 1903; and nearby 163 William Street. Renovations at One Pace Plaza involved a full redesign of the first floor, lower level, and courtyard entrance to accommodate a new welcome center, student center, learning lab with innovative teaching and learning technologies, collaborative learning spaces, study areas, a new gym, and an updated fitness center. At 41 Park Row, updates include a refurbished entrance and lower levels, a new art gallery, student commons, and collaborative spaces for faculty and students. At 163 William Street, the redesign included a new glass conference room, a think-tank-style classroom, and collaborative learning spaces where student projects come to life.

SBI developed conceptual construction cost estimates categorized into Master Plan components to permit Pace University to adequately forecast phasing and cash flow. This involved a detailed review of project requirements and the scope of the project; meeting with the design team and Pace University staff to clarify needs, types and levels of finishes and details; site visits; and development of the scope of the project broken down by component to allow for cost verification. Throughout the project, SBI closely collaborated with the design team to review and refine the conceptual estimates as needed.

Today, Pace University’s modern, welcoming New York City campus reflects the university’s consistent growth and its central role in the dynamic transformation of the Lower Manhattan community.
