SBI Consultants furnished essential Advisory and Leadership Solutions to Fortress for its investment in the Trump International Hotel and Tower, a 92-story multi-use skyscraper built on what was the original Chicago Sun Times site along the Chicago River. Replete with 486 luxury condominium units, 339 hotel rooms, 100,000 sf. of riverfront retail space, restaurant, health club, spa and parking, the megatower is buttressed by a landscaped public riverfront plaza and promenade that descends three levels down to the river.
Constructed in the aftermath of the 9/11 terrorist attacks, the successful completion of this superstructure involved surmounting financial and construction risks. SBI’s role in this complex project began with due diligence services and review of the original cost estimate; SBI also provided recommendations regarding contracting, logistics and schedule in a final assessment.
The challenging build involved demolition of the existing Chicago Sun Times building, rebuilding the Wabash viaduct, and creating the super tower’s massive foundation system below the Chicago River, using 241 reinforced concrete caissons socketed a minimum of 6 feet into underlying sound bedrock. A unique core and outrigger structural system enhanced the building’s structural strength and design flexibility. Throughout the design and construction phase, SBI team members provided project oversight services in which they anticipated problems, collaborated closely with the project team, and offered guidance to successfully manage the building process.
Today, the Trump International Hotel and Tower offers luxury settings to residents and visitors, and has significantly contributed to the public’s enjoyment of the majestic riverfront setting.
